No micro-managing. Dedicated on-site employees.
Desventajas
Corporate employees push most of their own work onto workers below, so support staff extremely overwhelmed on work they don't need to be doing. Because corporate execs/managers don't do their own work or do site visits, they don't know their own properties or software, so obviously site training and support is non-existent. Corporate employees act concerned when directly asked for help, but promptly forget about the issue and don't act. Company is extremely reactive instead of proactive, many property management companies are this way due to the nature of the business, but I've not come across one worse than FRM yet. Their financial software is old and incorrect, so tenant ledgers are a nightmare. Many corporate employees have been there long term, possibly never having actually worked at a site, so they keep it as an US vs. them culture. Corporate office closes often or the execs/managers are "out of the office", as in 'gone for the day' NOT as in 'out visiting sites and doing work'. Even with that, corporate/ execs expect on-site employees to respond to email/messages 24/7 even when not on-call and not an emergency ---without comp. time. On-site staff is also expected to be in early, to stay late and work through lunch breaks-also without comp. time because staffing is insufficient.
